How to Read a Plot Layout or Villa Plan Before You Book
For a plot, the most important details are not on a glossy render. Check the plot number in the sanctioned layout, the exact dimensions on each side, the facing, the width of the road in front, and whether the plot is a corner, park-facing or near a utility such as a substation or STP. Then ask what you can build: the permissible FSI, setbacks, maximum height and any architectural guidelines the township imposes — see vastu-compliant plots.
For a villa, check room dimensions rather than total area, the staircase position, ventilation on all sides, terrace and garden sizes, parking and storage. Townhouses and Custom Estates
Townhouses are listed in the October 2026 golf-township announcement, and custom estates are offered on request. Neither has published sizes yet. Townhouses typically sit between plots and villas in price, with shared walls and smaller gardens. Custom estates are larger land parcels for bespoke homes. Register to receive these layouts when released.

Planning Tips for Nagpur's Climate
Nagpur's summers are among the hottest of any large Indian city, so the best layouts keep the west wall shaded, place bedrooms on the cooler north-east side where possible and use deep balconies or verandahs to shade glass. Courtyards and double-height stair wells help hot air rise and escape. On a plot, you control all of this; on a villa, compare the developer's layouts against these principles before choosing a unit.
